Community Orthopedic Medical Group

Design services, programming, and working drawings were delivered for tenant improvements within an existing 9,000 sf Medical Office Building. ADA upgrades were an important part of this work, not only in the toilet rooms and clearances throughout but also the addition of a new compliant elevator. The elevator was a tight operation as there was little room to place it and tie into the existing roof eaves. Close collaboration between the contractor, architect and structural engineer was the key to the success of this portion. The teamwork continued in relocating the MRI Suite from an adjacent building to the newly designed larger space.

The client decided to use a different MRI than what was originally picked for the project. This required a reworking of the layout in this area and in the clearances required for accessibility to the changing room and toilet.  Phasing of construction was very important, as was ensuring that the MRI installation did not cause any significant changes to the exterior of the building per the association.  


Further work included relocating the Physical Therapy from the first floor to the second and adding a conference room, private offices and doctors’ offices on the first floor.
